Albany Creek began developing as a suburban area in the 1960s as Brisbane expanded, and the census series tells the rest: 15,860 residents in 2011, 15,769 in 2016, 16,385 in 2021. Essentially flat for a decade. That makes it a mature suburb built out between the 1960s and the 1990s with very little new housing since — so most homes here are past the service life of any original termite treatment.

Water, ground and moisture

Three waterways run through the suburb: the South Pine River with the historic Cashs Crossing, Albany Creek itself, and Little Cabbage Tree Creek. The South Pine bridge was completed in November 1892 and survived the disastrous floods of February 1893 after three days of concern — a documented flood event on the suburb’s own watercourse. Three creek corridors through one residential suburb means a lot of properties sit within foraging range of a vegetated waterway.

What we actually look at in Albany Creek

Both subfloor access and slab-edge perimeter, depending on the build — plus the interior room by room, the roof void where there is safe access, and the fences, retaining walls, stumps, decks and trees inside the property boundary. Termites arrive from the yard, not the front door.

CSIRO’s termite hazard map places Brisbane and south-east Queensland in Zone C, medium hazard, on a four-band scale (A negligible, B low, C medium, D high); the highest band, Zone D, begins further north around Rockhampton. CSIRO’s own framing is that the risk of termite attack on mainland Australia “generally increases in a northerly direction, with the highest risk in the subtropics and tropics.” In CSIRO’s national termite survey, 44.7% of the Brisbane properties surveyed had termites active outside the home and 23.6% had termites inside the building itself.

We quote the Brisbane figures because they are the ones that describe this market; we do not use the “one in three Queensland homes” line, because the underlying study is national, counts termites anywhere on the property including trees and fences, and its authors described it as an interim result.

The termites that matter here

Two subterranean species do most of the structural damage in Albany Creek: Coptotermes acinaciformis, which Queensland Government describes as the most economically important and widespread subterranean termite, and Schedorhinotermes species. Both occur throughout Queensland and both attack all timber, especially pine.
