Why lot-by-lot does not work

Cockroaches and rodents move through wall cavities, service risers, roof spaces and shared slabs. Treating one unit while the units either side go untreated does not solve the problem, it relocates it — and German cockroach in particular will re-migrate from an untreated neighbour within weeks. Scheme-wide is not an upsell, it is the only approach that holds.

How we structure it — and why it costs the body corporate nothing extra

We split the scheme into common property and individual lots, and we price them separately.

Lot treatments are opt-in and owner-paid

Each owner books and pays us direct, so lot treatments cost the body corporate nothing and create no administration for the committee or the manager. The body corporate approves the common property program; individual owners decide for themselves whether they want their lot done at the same time. It is the arrangement committees say yes to fastest, because it carries no budget risk.

Termite inspections in a scheme

Termites do not respect lot boundaries either, and in a multi-unit building a single concealed entry point puts the whole structure at risk. Inspections are carried out to AS 4349.3, with AS 3660.2 cited for management of existing structures. Reports are issued per scheme with per-lot findings, so the committee has one document and each owner has their own section.

Your rights come first, and they are not ours to limit

Our services come with guarantees that cannot be excluded under the Australian Consumer Law. For major failures with the service, you are entitled: 1. to cancel your service contract with us; and 2. to a refund for the unused portion, or to compensation for its reduced value. You are also entitled to be compensated for any other reasonably foreseeable loss or damage. If the failure does not amount to a major failure you are entitled to have problems with the service rectified in a reasonable time and, if this is not done, to cancel your contract and obtain a refund for the unused portion of the contract.

Anything we offer below is in addition to those rights, not instead of them.
