Why Elanora properties face the pressures they do

The housing stock

Elanora was a railway stopping place from about 1922, but housing only spread west of the old station in the 1970s. The Pines estate began in 1982, and the road network was complete by the mid-1980s. That makes Elanora mostly 1970s–90s brick and slab homes: at the 2021 Census, 78.7% of occupied dwellings were separate houses, across 12,539 residents.

Water, ground and moisture

Elanora is bounded by Tallebudgera Creek to the north-west and Guineas Creek to the south-east. Council’s study puts the Guineas Creek sub-catchment at 12.31 km². The Pines estate was built around a 60-acre tidal lake, and Pine Lake has parkland around it.

Vegetation on the doorstep

The Eddie Kornhauser reserve and the Pine Lake parkland run through the suburb, and many blocks back onto creek-edge vegetation.

What we actually look at in Elanora

Slab edges, subfloors, stumps, weep holes and ant caps — plus the interior room by room, the roof void where there is safe access, and the fences, retaining walls, stumps, decks and trees inside the property boundary. Termites arrive from the yard, not the front door.

The four things that most often matter on a Elanora property:

• Slab-on-ground brick homes from the 1970s–90s, where termites enter through slab edges, weep holes and expansion joints hidden behind gardens.
• Chemical treated zones installed at construction that have long since broken down.
• Lake and creek frontages with damp soil against the house.
• Timber retaining walls, decks and landscaping sleepers that have reached ground-contact age.

Where Elanora sits on termite risk

CSIRO’s termite hazard map (Managing Termites, CSIRO) places south-east Queensland, including the Gold Coast, in Zone C, medium hazard, on a four-band scale (A negligible, B low, C medium, D high). CSIRO’s framing is that risk on the mainland “generally increases in a northerly direction, with the highest risk in the subtropics and tropics.” The map is regional, not suburb-level, so what actually changes street by street is the construction, the moisture and the vegetation described above.

The termites that matter here

Two subterranean species do most of the structural damage in Elanora: Coptotermes acinaciformis, which Queensland Government describes as the most economically important and widespread subterranean termite, and Schedorhinotermes species. Both occur throughout Queensland and both attack all timber, especially pine. The West Indian drywood termite (Cryptotermes brevis) is also established in parts of south-east Queensland; it needs no ground contact and lives on the moisture in the timber itself.
