Why Bracken Ridge properties face the pressures they do

The housing stock

Bracken Ridge was established as a residential suburb in the 1960s, with schools opening between 1957 and 1981 — a good proxy for the build-out window. That puts the housing predominantly in the 1960s to 1980s, spanning lowset brick and the arrival of slab-on-ground, so both construction types are common.

Because the housing here spans the change from timber-on-stumps to slab-on-ground, the right inspection depends entirely on which one you have — and on a mixed street the house next door can need a different job to yours. Water, ground and moisture

The terrain is notably hilly throughout, which matters more than it sounds: hilly ground means cut-and-fill building sites and varied drainage rather than a uniform floodplain, and cut-and-fill lots very commonly end up with soil built up against a slab edge on the high side. A park and reservoir occupy the highest point, with views to Moreton Bay and the city. Bald Hills Creek Park and the Tinchi Tamba Wetlands Reserve lie within reach.

Vegetation on the doorstep

The Tinchi Tamba Wetlands Reserve runs to more than 380 hectares adjoining the Pine River and Bald Hills Creek, containing mangroves, saltmarshes, grasslands, intertidal flats, casuarina forests, paperbark swamps, low open shrubland, dry eucalypt woodlands and reed and sedge swamp.

What we actually look at in Bracken Ridge

Both subfloor access and slab-edge perimeter, depending on the build — plus the interior room by room, the roof void where there is safe access, and the fences, retaining walls, stumps, decks and trees inside the property boundary. Termites arrive from the yard, not the front door.

The four things that most often matter on a Bracken Ridge property:

• Cut-and-fill sites. Hilly ground means terraced lots, and on the cut side the finished ground level very often ends up above the slab edge or against the bearers.
• Soil and retaining above the slab edge — the most common defect we record here, and it conceals the one part of a modern house where entry would be visible.

Where Bracken Ridge sits on termite risk

CSIRO’s termite hazard map places Brisbane and south-east Queensland in Zone C, medium hazard, on a four-band scale (A negligible, B low, C medium, D high); the highest band, Zone D, begins further north around Rockhampton. CSIRO’s own framing is that the risk of termite attack on mainland Australia “generally increases in a northerly direction, with the highest risk in the subtropics and tropics.” In CSIRO’s national termite survey, 44.7% of the Brisbane properties surveyed had termites active outside the home and 23.6% had termites inside the building itself.

We quote the Brisbane figures because they are the ones that describe this market; we do not use the “one in three Queensland homes” line, because the underlying study is national, counts termites anywhere on the property including trees and fences, and its authors described it as an interim result.

The termites that matter here

Two subterranean species do most of the structural damage in Bracken Ridge: Coptotermes acinaciformis, which Queensland Government describes as the most economically important and widespread subterranean termite, and Schedorhinotermes species. Both occur throughout Queensland and both attack all timber, especially pine. The West Indian drywood termite (Cryptotermes brevis) is also established in many Brisbane suburbs; it needs no ground contact and lives on the moisture in the timber itself.
