Palm Beach was farming and grazing land in the 1870s, became a railway stopping place in 1922, and the Palm Beach Company subdivision followed in 1923. Today it’s a genuine mix: at the 2021 Census, 40.9% of occupied dwellings were separate houses, 19.8% townhouses or semis and 38.4% apartments, across 16,349 residents. The older beach cottages and the later brick, townhouse and unit stock need very different inspections.
Water, ground and moisture
The suburb is bounded by Tallebudgera Creek to the north, Currumbin Creek to the south and the Coral Sea to the east. A low-lying inlet off Tallebudgera Creek was formed into lakes Awonga and Waidup ahead of a canal estate, and a seawall was built along the beach from 1973 to 1978. Sandy coastal ground and tidal water on three sides keep subfloors and garden beds damp.

The termites that matter here
Two subterranean species do most of the structural damage in Palm Beach: Coptotermes acinaciformis, which Queensland Government describes as the most economically important and widespread subterranean termite, and Schedorhinotermes species. Both occur throughout Queensland and both attack all timber, especially pine.
