The housing stock
Wynnum was largely built out between the 1900s and the 1930s. The railway reached it in 1889 and the population went from 2,320 in 1911 to 8,357 in 1921 and 12,905 by 1933 — the classic high-set timber-and-tin Queenslander period. The suburb carries more than forty heritage-listed sites, an unusually high count that confirms how much of that original fabric is still standing. Post-war and modern infill followed, but the pre-war core is the defining stock.
Housing of this age was framed and stumped long before AS 3660 chemical treated zones existed as a standard, and before the soil treatments of the mid-twentieth century — organochlorines, banned in Australia in the mid-1990s — were withdrawn. Nothing applied to a house of this era is still protecting it. What protects it now is subfloor access, ventilation, visible ant caps and an annual inspection.
Water, ground and moisture
Wynnum sits on the shore of Moreton Bay, and the Wynnum Creek catchment drains 7.5 km² of it through roughly 5.1 km of open waterway, falling from about 50 m near Manly Road to sea level on an average gradient of just 0.35%. The lower reaches are tidal. The catchment is effectively fully developed. Council’s flood study records peaks of 5.20 m AHD in December 2010, 4.72 m in March 2013, 4.71 m in December 1995 and 4.69 m in May 2009.

Bayside Parklands runs along 16 km of shoreline through mangroves, mudflats and wetlands. Elanora Park, Memorial Park, Primrose Park, Kitchener Park and Wynnum Memorial Park sit through the residential streets.
What we actually look at in Wynnum
Subfloor, stumps, bearers, joists and ant caps — plus the interior room by room, the roof void where there is safe access, and the fences, retaining walls, stumps, decks and trees inside the property boundary. Termites arrive from the yard, not the front door.
The four things that most often matter on a Wynnum property:
- Enclosed and underbuilt subfloors. Building in under a high-set Queenslander is close to universal in Wynnum, and a sheeted subfloor hides the stumps, bearers and ant caps that would otherwise show workings first.
- The 0.35% fall to the bay. Wynnum Creek drops from about 50 m to sea level across roughly 5 km, so the lower streets drain slowly and subfloors stay damp days after rain.
- Replaced and re-stumped piers. A century of stump replacement means mismatched timber, concrete stumps set beside originals, and ant caps that were never reinstated.
- Original hardwood in ground contact at fence lines, garden edging and the old sleeper retaining walls common through the pre-war blocks.
Where Wynnum sits on termite risk
CSIRO’s termite hazard map places Brisbane and south-east Queensland in Zone C, medium hazard, on a four-band scale (A negligible, B low, C medium, D high); the highest band, Zone D, begins further north around Rockhampton. CSIRO’s own framing is that the risk of termite attack on mainland Australia “generally increases in a northerly direction, with the highest risk in the subtropics and tropics.” In CSIRO’s national termite survey, 44.7% of the Brisbane properties surveyed had termites active outside the home and 23.6% had termites inside the building itself.
CSIRO’s hazard map is regional, not suburb-level, and CSIRO has never rated an individual suburb. So we can tell you truthfully that Wynnum sits inside CSIRO’s medium-hazard band for south-east Queensland — and we will not pretend anyone has assessed Wynnum itself. What actually varies street by street is the local detail above: construction era, subfloor type, and proximity to water and vegetation.

The termites that matter here
Two subterranean species do most of the structural damage in Wynnum: Coptotermes acinaciformis, which Queensland Government describes as the most economically important and widespread subterranean termite, and Schedorhinotermes species. Both occur throughout Queensland and both attack all timber, especially pine. After any significant inundation we recommend an inspection before a treatment, because what needs doing depends on what the water left behind.
Is it worth treating an old Wynnum Queenslander, or is it too late?
It is almost never too late, and the age is not the problem people assume. A pre-war high-set Queenslander with clear subfloor access is one of the most inspectable and most treatable houses in Brisbane — you can see the stumps, the bearers, the joists and the ant caps, which is exactly where activity shows first. What makes a house hard to protect is not its age but concealment: a built-in subfloor, a slab poured against original stumps, a deck with posts in the ground. Fix the access and an 1920s Wynnum home is more straightforward to manage than a modern slab where you cannot see the perimeter at all.
