Why Aspley properties face the pressures they do

The housing stock

Subdivision began in the 1860s but suburban expansion accelerated notably during the 1960s, which makes Aspley a classic Brisbane northside pattern: post-war timber and 1960s-to-1970s lowset brick. That era matters technically. It is when slab-on-ground was arriving but before AS 3660 chemical barriers were standardised, and it is the era of organochlorine soil treatments — which were banned in Australia in the mid-1990s. Any protection applied to a house of this age is long gone, whether or not anyone remembers it being done.

Because the housing here spans the change from timber-on-stumps to slab-on-ground, the right inspection depends entirely on which one you have — and on a mixed street the house next door can need a different job to yours. Water, ground and moisture

Aspley sits on flat ground south of Cabbage Tree Creek and is centred on Little Cabbage Tree Creek, with hills rising to the east and south. Elevation is about 23 m.

Vegetation on the doorstep

Marchant Park, on land donated in September 1921 by the soft-drink manufacturer George Marchant, with heritage memorial gates. The Chermside Hills Reserves trails follow Little Cabbage Tree Creek, the watercourse that runs through Aspley, so that eucalypt reserve system is genuinely adjacent.

What we actually look at in Aspley

Both subfloor access and slab-edge perimeter, depending on the build — plus the interior room by room, the roof void where there is safe access, and the fences, retaining walls, stumps, decks and trees inside the property boundary. Termites arrive from the yard, not the front door.

CSIRO’s termite hazard map places Brisbane and south-east Queensland in Zone C, medium hazard, on a four-band scale (A negligible, B low, C medium, D high); the highest band, Zone D, begins further north around Rockhampton. CSIRO’s own framing is that the risk of termite attack on mainland Australia “generally increases in a northerly direction, with the highest risk in the subtropics and tropics.” In CSIRO’s national termite survey, 44.7% of the Brisbane properties surveyed had termites active outside the home and 23.6% had termites inside the building itself.

An honest qualification

CSIRO’s hazard map is regional, not suburb-level, and CSIRO has never rated an individual suburb. So we can tell you truthfully that Aspley sits inside CSIRO’s medium-hazard band for south-east Queensland — and we will not pretend anyone has assessed Aspley itself. What actually varies street by street is the local detail above: construction era, subfloor type, and proximity to water and vegetation.

The termites that matter here

Two subterranean species do most of the structural damage in Aspley: Coptotermes acinaciformis, which Queensland Government describes as the most economically important and widespread subterranean termite, and Schedorhinotermes species. No. The organochlorines used for soil treatment before the mid-1990s were banned in Australia, and no chemical treated zone from that era is still performing. Modern termiticides have a defined service life measured in years, not decades. If your house is from the 1960s or 1970s and has not had a treated zone installed and renewed since, treat it as unprotected and start with an inspection.
Aspley is flat. Is drainage an issue?
Flat ground south of Cabbage Tree Creek drains slowly, and slow drainage next to a house is one of the most common conducive conditions we record. Downpipes discharging at the slab edge, air conditioning condensate running under the house, and garden beds built up over the weep holes all keep soil damp against the structure. They are cheap to fix and they matter more than most people expect.
How do I know if my Aspley house was treated with organochlorines?

If it was built or treated before the mid-1990s, it very likely was — and it does not matter much now, because those products were banned and any residue is well past doing anything useful. There is no practical way to tell from a visual inspection, and testing for it is not something a pest inspection does. The relevant question is not what was applied in 1972 but whether anything is protecting the house today. For most 1960s–70s Aspley houses, the honest answer is nothing is.

Standing water against a slab keeps the perimeter soil permanently damp, which is a conducive condition in its own right and also degrades a chemical treated zone faster. All three are cheap to fix and they matter more than most owners expect.
