The housing stock
Redland Bay has the newest housing on our Bayside list by a wide margin. The population ran 611 in 1971, 1,325 in 1981, 4,503 in 1991, 6,844 in 2001, 13,624 in 2011 and 17,056 in 2021, with the transition from farming to suburban development happening around 2000 to 2002. The great majority of dwellings are post-1990 and a very large share are post-2000 — which means slab-on-ground with an engineered termite management system installed under AS 3660.1. That flips the inspection story completely: the issue here is system integrity and breaches, not subfloor access.
On slab-on-ground housing there is no subfloor to inspect, so the entire question becomes the termite management system: which one was installed, when, whether the chemical has reached the end of its service life, and whether anything built since — a deck, a shed slab, a pool, a retaining wall, a garden bed raised over the slab edge — has bridged or breached it.
Water, ground and moisture
The suburb fronts Redland Bay, part of Moreton Bay, and takes in Serpentine Creek and Moogurrapum Creek, extending 13 km south from Victoria Point to the Logan River across 52.4 km². Redland Bay is named for its red soil — krasnozem, a deep, friable, well-drained volcanic clay-loam that carried the district’s market gardens. Worth noting: krasnozems are generally low-reactivity soils, not the shrink-swell reactive clays found elsewhere around Brisbane.

What we actually look at in Redland Bay
Perimeter, slab edge, weep holes, roof void and the system documentation — plus the interior room by room, the roof void where there is safe access, and the fences, retaining walls, stumps, decks and trees inside the property boundary. Termites arrive from the yard, not the front door.
The four things that most often matter on a Redland Bay property:
- System integrity, not subfloors. With most stock post-1990 and much of it post-2000, the whole inspection is about the termite management system and its perimeter.
- Chemical zones reaching end of life. A 2002-era treated zone is now well past the service life of the chemistry used at the time.
- Post-handover breaches — decks, sheds, pools, retaining walls and raised garden beds are how a physical barrier gets bridged in an estate of this age.
- Krasnozem soil. Deep, friable, well-drained volcanic clay-loam — low reactivity, unlike the shrink-swell clays elsewhere around Brisbane, so slab movement is a smaller factor here than people assume.
Where Redland Bay sits on termite risk
CSIRO’s termite hazard map places Brisbane and south-east Queensland in Zone C, medium hazard, on a four-band scale (A negligible, B low, C medium, D high); the highest band, Zone D, begins further north around Rockhampton. CSIRO’s own framing is that the risk of termite attack on mainland Australia “generally increases in a northerly direction, with the highest risk in the subtropics and tropics.” In CSIRO’s national termite survey, 44.7% of the Brisbane properties surveyed had termites active outside the home and 23.6% had termites inside the building itself.
CSIRO’s hazard map is regional, not suburb-level, and CSIRO has never rated an individual suburb. So we can tell you truthfully that Redland Bay sits inside CSIRO’s medium-hazard band for south-east Queensland — and we will not pretend anyone has assessed Redland Bay itself. What actually varies street by street is the local detail above: construction era, subfloor type, and proximity to water and vegetation.

The termites that matter here
Two subterranean species do most of the structural damage in Redland Bay: Coptotermes acinaciformis, which Queensland Government describes as the most economically important and widespread subterranean termite, and Schedorhinotermes species. Both occur throughout Queensland and both attack all timber, especially pine. The West Indian drywood termite (Cryptotermes brevis) is also established in many Brisbane suburbs; it needs no ground contact and lives on the moisture in the timber itself. A structural builder’s warranty covers defective work, not termite attack, and the termite management system installed at construction carries its own separate warranty from its own installer or manufacturer with its own conditions — principally that inspections are carried out at intervals of no more than twelve months. Those are three different documents. Check which ones you actually hold before assuming you are covered.
Does the red volcanic soil here affect termites or slabs?
Less than people assume, and it is worth correcting a common error. Redland Bay krasnozem is a deep, friable, well-drained volcanic clay-loam — generally low reactivity, not the shrink-swell reactive clay found elsewhere around Brisbane. So slab movement from soil reactivity is a smaller factor here than in many Brisbane suburbs. Anyone describing Redland Bay soil as reactive clay has not checked. Site classification is still done lot by lot under AS 2870 by an engineer, not by suburb.
