Why Currumbin properties face the pressures they do

The housing stock

Currumbin’s first subdivisions came in 1904, and a major subdivision followed in the 1920s. Many houses date from that era, and a number of fibro beach houses still stand alongside later high-rise. Houses on the elevated slopes sit on steep blocks. At the 2021 Census the split was 45.8% separate houses and 41.2% apartments, across 3,278 residents.

Water, ground and moisture

Currumbin Creek forms the northern boundary. Council describes a creek about 20 km long whose lower estuary is strongly influenced by tidal flushing and infilling by coastal sands, requiring intermittent dredging to manage flooding. Currumbin Beach runs from Currumbin Rock to Elephant Rock.

Vegetation on the doorstep

Currumbin Hill Conservation Park covers much of the slope west of the Gold Coast Highway, and the catchment holds littoral rainforest and mangrove communities. That’s bushland right against residential lots.

What we actually look at in Currumbin

Slab edges, subfloors, stumps, weep holes and ant caps — plus the interior room by room, the roof void where there is safe access, and the fences, retaining walls, stumps, decks and trees inside the property boundary. Termites arrive from the yard, not the front door.

The four things that most often matter on a Currumbin property:

• Original timber and fibro beach houses from the 1920s onwards, with stumps and framing that pre-date any termite standard.
• Steep hillside blocks where subfloors, retaining walls and under-house storage are hard to see and easy to miss.
• Homes backing onto Currumbin Hill Conservation Park and the creek vegetation.
• Salt air and sandy ground that corrode ant caps and shift soil around footings.

Where Currumbin sits on termite risk

CSIRO’s termite hazard map (Managing Termites, CSIRO) places south-east Queensland, including the Gold Coast, in Zone C, medium hazard, on a four-band scale (A negligible, B low, C medium, D high). CSIRO’s framing is that risk on the mainland “generally increases in a northerly direction, with the highest risk in the subtropics and tropics.” The map is regional, not suburb-level, so what actually changes street by street is the construction, the moisture and the vegetation described above.

The termites that matter here

Two subterranean species do most of the structural damage in Currumbin: Coptotermes acinaciformis, which Queensland Government describes as the most economically important and widespread subterranean termite, and Schedorhinotermes species. Both occur throughout Queensland and both attack all timber, especially pine. The West Indian drywood termite (Cryptotermes brevis) is also established in parts of south-east Queensland; it needs no ground contact and lives on the moisture in the timber itself.
