The housing stock
Manly was built in two distinct waves, and it shows in the housing. The Manly Beach Estate was offered for sale in 1882 and the railway arrived in 1889, giving the suburb a pre-war seaside core of roughly 1,000 people by 1900. Then it barely moved — 947 residents in 1911, still only 971 in 1954 — before a sharp post-war jump to 3,861 by 1977. So you get an 1880s-to-1920s beachside core sitting alongside a large 1950s to 1970s build-out, often on the same street.
Because the housing here spans the change from timber-on-stumps to slab-on-ground, the right inspection depends entirely on which one you have — and on a mixed street the house next door can need a different job to yours. Water, ground and moisture
The suburb runs along the western shore of Moreton Bay between the headlands at Darling Point and Norfolk Point, taking in Rose Bay and Eastwood Beach. The heritage-listed retaining wall along the foreshore was built in 1933 as unemployment relief work, and the 1926 tidal baths were destroyed by cyclone damage in 1959 — a reminder of how exposed this frontage is to storm tide and wind-driven salt.

What we actually look at in Manly
Both subfloor access and slab-edge perimeter, depending on the build — plus the interior room by room, the roof void where there is safe access, and the fences, retaining walls, stumps, decks and trees inside the property boundary. Termites arrive from the yard, not the front door.
The four things that most often matter on a Manly property:
- Two build eras on one street. An 1890s beachside cottage and a 1960s lowset need different inspections, and Manly routinely has both side by side.
- Salt corrosion on ant caps and fixings. Exposure off Moreton Bay degrades the metal that is supposed to make termite entry visible — a warning sign that quietly disappears.
- Rodent pressure off the harbour. A 41.8-hectare marina basin with food outlets on Cambridge Parade is a permanent food source, and rats move inland along fence lines and stormwater.
- Storm-tide exposure. The 1926 tidal baths were destroyed by cyclone damage in 1959; wind-driven salt and water still reach the foreshore streets.
Where Manly sits on termite risk
CSIRO’s termite hazard map places Brisbane and south-east Queensland in Zone C, medium hazard, on a four-band scale (A negligible, B low, C medium, D high); the highest band, Zone D, begins further north around Rockhampton. CSIRO’s own framing is that the risk of termite attack on mainland Australia “generally increases in a northerly direction, with the highest risk in the subtropics and tropics.” In CSIRO’s national termite survey, 44.7% of the Brisbane properties surveyed had termites active outside the home and 23.6% had termites inside the building itself.
CSIRO’s hazard map is regional, not suburb-level, and CSIRO has never rated an individual suburb. So we can tell you truthfully that Manly sits inside CSIRO’s medium-hazard band for south-east Queensland — and we will not pretend anyone has assessed Manly itself. What actually varies street by street is the local detail above: construction era, subfloor type, and proximity to water and vegetation.

Two subterranean species do most of the structural damage in Manly: Coptotermes acinaciformis, which Queensland Government describes as the most economically important and widespread subterranean termite, and Schedorhinotermes species. Commercial food premises and a marina basin together are a permanent food and harbourage source, and rodents move outward from it along fence lines, overhanging branches and stormwater. For homes in the streets behind, the practical answer is external baiting in lockable stations at the perimeter plus proofing the roof line and pipe penetrations, rather than baiting indoors after they are already inside.
