The housing stock
Strathpine saw significant residential growth through the 1960s and 1970s as Brisbane expanded. A developer named William Bowden marketed his estates in that period with the slogan “Little Aspley — that’s Strathpine”, which is a fair description of the housing too: the same 1960s and 1970s lowset pattern found on the inner northside, built in the same window, with the same expired-protection problem.
Because the housing here spans the change from timber-on-stumps to slab-on-ground, the right inspection depends entirely on which one you have — and on a mixed street the house next door can need a different job to yours. Water, ground and moisture
The name describes the terrain — strath means valley, and pine refers to the Pine River. Gympie Road runs south-east to north-west through the suburb with the North Coast railway line parallel to its west.

What we actually look at in Strathpine
Both subfloor access and slab-edge perimeter, depending on the build — plus the interior room by room, the roof void where there is safe access, and the fences, retaining walls, stumps, decks and trees inside the property boundary. Termites arrive from the yard, not the front door.
The four things that most often matter on a Strathpine property:
- “Little Aspley” housing. The developer’s own slogan, and accurate — the same 1960s–70s lowset pattern with the same expired soil treatments.
- Valley ground. Strath means valley, and the low ground toward the Pine River system drains and dries more slowly than the ridges.
- Original treatments long finished. Anything applied at construction in this suburb used chemistry now banned or well past its service life.
- Sleeper walls, sheds and fences — decades of accumulated timber in ground contact on established quarter-acre blocks.
Where Strathpine sits on termite risk
CSIRO’s termite hazard map places Brisbane and south-east Queensland in Zone C, medium hazard, on a four-band scale (A negligible, B low, C medium, D high); the highest band, Zone D, begins further north around Rockhampton. CSIRO’s own framing is that the risk of termite attack on mainland Australia “generally increases in a northerly direction, with the highest risk in the subtropics and tropics.” In CSIRO’s national termite survey, 44.7% of the Brisbane properties surveyed had termites active outside the home and 23.6% had termites inside the building itself.
CSIRO’s hazard map is regional, not suburb-level, and CSIRO has never rated an individual suburb. So we can tell you truthfully that Strathpine sits inside CSIRO’s medium-hazard band for south-east Queensland — and we will not pretend anyone has assessed Strathpine itself. What actually varies street by street is the local detail above: construction era, subfloor type, and proximity to water and vegetation.
