The housing stock
North Lakes is the newest suburb we service and the cleanest case of all. The master-planned project commenced in April 1999, led by Lend Lease and Lensworth Group, with a planned population of 25,000 over twenty years and an agreement signed with CSIRO in September 1999 for construction using sustainable methods. Essentially all of the housing is post-1999, overwhelmingly slab-on-ground, and built under the termite management requirements of AS 3660.1. There are almost no subfloors to inspect here — the questions are entirely about the system.
On slab-on-ground housing there is no subfloor to inspect, so the entire question becomes the termite management system: which one was installed, when, whether the chemical has reached the end of its service life, and whether anything built since — a deck, a shed slab, a pool, a retaining wall, a garden bed raised over the slab edge — has bridged or breached it.
Water, ground and moisture
Lake Eden lies within the suburb. The locality covers 11.6 km² and holds the largest population of any suburb on our list.
Vegetation on the doorstep
Landscaped parkland and lake frontage through the estate, with mature planting now twenty-plus years established — old enough that trees, retaining walls and garden beds installed at handover have had time to move, settle and breach perimeters.
What we actually look at in North Lakes
Perimeter, slab edge, weep holes, roof void and the system documentation — plus the interior room by room, the roof void where there is safe access, and the fences, retaining walls, stumps, decks and trees inside the property boundary. Termites arrive from the yard, not the front door.
The four things that most often matter on a North Lakes property:
- System type, date and documentation. With everything post-1999 and slab-on-ground, that is effectively the whole inspection.
- Chemical zones past service life. The earliest North Lakes homes are now more than twenty-five years old — well beyond the life of the chemistry used at construction.
- Post-handover breaches. Decks, shed slabs, pools, retaining walls and garden beds raised over the slab edge, on lots where the landscaping has had twenty years to settle and move.
- Lapsed inspection histories. Warranties on both chemical and physical systems require inspections no more than twelve months apart — a gap can cost cover already paid for.
Where North Lakes sits on termite risk
CSIRO’s termite hazard map places Brisbane and south-east Queensland in Zone C, medium hazard, on a four-band scale (A negligible, B low, C medium, D high); the highest band, Zone D, begins further north around Rockhampton. CSIRO’s own framing is that the risk of termite attack on mainland Australia “generally increases in a northerly direction, with the highest risk in the subtropics and tropics.” In CSIRO’s national termite survey, 44.7% of the Brisbane properties surveyed had termites active outside the home and 23.6% had termites inside the building itself.
CSIRO’s hazard map is regional, not suburb-level, and CSIRO has never rated an individual suburb. So we can tell you truthfully that North Lakes sits inside CSIRO’s medium-hazard band for south-east Queensland — and we will not pretend anyone has assessed North Lakes itself. What actually varies street by street is the local detail above: construction era, subfloor type, and proximity to water and vegetation.

The termites that matter here
Two subterranean species do most of the structural damage in North Lakes: Coptotermes acinaciformis, which Queensland Government describes as the most economically important and widespread subterranean termite, and Schedorhinotermes species. Both occur throughout Queensland and both attack all timber, especially pine. The West Indian drywood termite (Cryptotermes brevis) is also established in many Brisbane suburbs; it needs no ground contact and lives on the moisture in the timber itself. Start with the builder or the original sale documents, which should name the system and the installer, and look for the durable notice AS 3660.1 requires on new building work — commonly in the meter box or under the kitchen sink. The warranty will sit with the installer, the product manufacturer, or both, and each has its own conditions. The condition that catches almost everyone is the inspection interval: no more than twelve months. If the property has changed hands and nobody kept the documentation, treat it as unprotected until an inspection establishes what is actually there.
Everything in North Lakes was built at once. Does that mean the same problem everywhere?
Same construction type, different histories. Every house is slab-on-ground built from 1999 onward under AS 3660.1, so the risk category is uniform. What varies is what each owner has done since — and twenty-plus years is long enough for decks, shed slabs, pools, retaining walls, raised garden beds and pool surrounds to have gone in on some lots and not others. Two identical houses on the same street can be in completely different condition, and it is entirely down to what was added after handover.
